  • This is why interior design is our favourite activity for years as doing it we can create an environment which fills people living there with energy. We have deeper knowledge in the Japanese and Moroccan interior design but we are excited to work in almost any style if we can work with natural materials.
  • This is why investment is our favourite activity in which we can organize capital to generate ROI by itself for the investor. One of the best investment opportunities in Hungary today is real estate investment, Budapest downtown prices increased in average 30% in 2015 and are expected to continue to grow in 2016 and 2017. We believe in the conception of Ghandi that “we must be the change we want to see in the world” therefore we donate every year 10% of our profit for charity purpose.

  • The design work begins with an on-site measurement and understanding of the needs, style and budget preference of our customer.
  • We develop the functionally most optimal structure of the interior space along with the electrical and engineering plans based on the above.
  • The result of this interior is visualized on photorealistic pictures with the help of the CAD based Archline XP 3D software. This plan can be changed based on requirement of the customer until we reach the desired view.
  • The above is the base to compose the cost plan. When this is approved after making the changes if needed, it finalizes also the respective interior design plan.
  • Before starting the works the interior designer needs to align with the coworker planners and the specialists, with which a continuous communication needs to be settled for the time period of the implementation works in order to make sure everything is executed according to plan.

The above process ensures the customer receives after implementation what he desired out of the budget targetted. On top he can foresee it visualized before implementation, enriched with ideas which make it more impressive and cost effective.

The photorealistic pictures we prepare with software help significantly to imagine the goal and its harmony. This is visible on the pictures below which show the same space before renovation (with the walls we planned to demolish) on the left, and the photorealistic picture on the right showing the plan of the renovation in details. On-site consulting fee for furnishing purpose

The fee of a max. 3 hours of consulting conversation on-site in Budapest is 90 EUR.

This fee is not to be paid if the customer decides to order a visualized interior design plan paying its higher fee. If the meeting takes place outside of Budapest the travel costs are to be reimbursed on top of the 90 EUR.

Price of a complete and visualized interior design plan

In case of an apartment the price of the visualized interior design plan is 240 EUR per room. This price includes also a change of plan after presentation based on changed requirements of the customer. Further changes in the plan are subject to additional fee, 70 EUR each.

  • This fee represents usually max. 6-8% of the cost of the renovation,
  • This service costs less than 1% of the price of the apartment,
  • This fee is not more than the expected leasing fee of  two weeks.

In the case of spaces bigger than 30 sqm the price of the interior design plan is 24 EUR/sqm.

Our offer targets people who are looking for a good flat or investment, on the other hand they don’t feel like having enough time, willing or experience in real estate to select the right opportunity. We offer help with our experience in proposing and selecting the right property to buy for the agreed purpose on the best price. We search the market based on the filters agreed and send the proposed postings. We also accompany our customer to the on-site visit to assess the condition of the property and the value/price ration of the offer based on it. The goal of this is to select the right offer and to help to minimize the possible risk.

My fee on performance  is 500 EUR under a purchase price of 65 000 EUR, above this price it is 700 EUR. This fee is to be paid if my customer purchased a property which I found and sent to him or her or if the property purchased was presented by someone I introduced to my customer as a result of my work.

This fee is usually less than 1% of the purcase price of the property, which is significantly less than the fee of a real estate agent.

Our offer targets people who need a renovation in their property, on the other hand they don’t feel like having enough time, willing or experience in real estate to manage the works well and cost effectively. We offer our help to coordinate the needed renovation works. This includes the daily communication with the implementer and the on-site control check every 2-3 days to make sure everything is performed according to plan, also purchasing the needed materials and their delivery to property if possible (its travel cost is included in the fee).

We work with our own implemeter team but we can also cooperate with the implementer of our customer if requested.

The time of this coordination can take up to 2-3 weeks time / planned 3 000 EUR on renovation. This is why my fee depends by the scale and budget of the works:

300 EUR in case the budget is less than 1 500 EUR,

600 EUR in case the budget is less than 3 000 EUR,

900 EUR in case the budget is among 3 000 – 6 000 EUR,

1 200 EUR in case the budget is among 6 000 – 9 000 EUR,

above 9 000 EUR budget I prepare a discounted offer upon request after understanding the project.

This is in avarage 15% of the cost of the renovation, not more than one-two months of fee in case of leasing.

Our offer targets people who have a flat or investment to sell or lease, on the other hand they don’t feel like having enough time, willing or experience in real estate to organize it in a way to achieve the best ROI possible. We offer help with our experience and we organize the leasing or sales of the property on the actual highest price possible.

My fee on performance  is 500 EUR in the case of oganizing leasing, and in the case of sales under a selling price of 65 000 EUR, above this price it is 700 EUR.

This fee is usually less than 1% of the purcase price of the property, not more than one or two months of fee in case of leasing. Both are significantly less than the fee of a real estate agent.

Our offer targets people who are looking for a good investment, on the other hand they don’t feel like having enough time, willing or experience in real estate to select and manage the right opportunity. We offer help with our experience in organizing the whole process end to end to make sure the investor has minimum to do with it:

  • from helping to find the right property to purchase,
  • through planning and organizing its renovation if needed,
  • until managing its leasing or reselling.

In case of organizing the whole investment process my fee on performance  is 40% of the ROI on the investment if we succeed to achieve the ROI expectation of the customer. This type of fee makes us on the same interest of our customer sharing the ROI offering the bigger share for our customer.

Example: Expectation from investor is that I help to achieve an annual 10% ROI after costs and taxes on a 65 000 EUR invesment resulting in 6 500 EUR ROI. In this case I target a ROI of 11 000 EUR after costs and taxes. The ROI of the investor of this 11 000 EUR would be 6 600 EUR while the fee on performance of Tygertrend as organizer would be 4 400 EUR.

In case of purchase for investment purpose with the goal to lease it, our fee on performance is 6% of the purchasing price of the property (or 5% in case of a purchase price above 65k EUR) if the ROI required by our customer is meet.

Our offer targets people who have a flat or are looking for a good investment, on the other hand they don’t feel like having enough time, willing or experience in real estate to manage its leasing achieving the best ROI possible. We offer our service to operate the long or short term (airbnb.com, booking.com based) leasing of property investments in Budapest. This includes the communication with guests or tenants, paying the utility bills on behalf of the owner, maintanance, taxing and in case of short term leasing the coordination of cleaning and key hand over. The investor can be sure that using our service his or her investment is under focused attention to make sure it delivers the maximum income possible while the investoring staying really an investor wose investment produces income not work.

In case of long term leasing

15% of the monthly income, maximum monthly 100 EUR.

In case of short term leasing

Fix 130 EUR + 25% of the monthly income, maximum monthly 400 EUR.
